What is Unreserved?

Unreserved is an Australian flat-fee real estate platform that lets you sell your home without paying commission. AI-powered tools handle valuation, buyer enquiry management, and pricing strategy — the work a traditional agent does, automated. You stay in control of every decision.

Listings appear on every major Australian portal (realestate.com.au, Domain, Homely, View) plus 30+ partner sites — the same reach a $30,000-commission agent would deliver.

How is Unreserved different from a traditional agent?

Traditional agents charge a percentage of your sale price — typically 2%–3%. On a $1.2M sale that’s $24,000–$36,000 out of your settlement. Unreserved charges a flat fee (from $900) regardless of sale price. You keep every dollar that would have gone to commission.

You also see every buyer interaction in real time, choose your own sale strategy, and aren’t pressured by an agent whose incentives are to close fast — not to maximise your price.

How is this different from a DIY / “for sale by owner” platform?

Other FSBO platforms remove the agent but also remove the structure. You’re left to figure out pricing, enquiries, negotiations and contracts on your own.

Where does Unreserved operate?

Australia-wide. We have offices in Melbourne, Sydney, Brisbane and Perth, and serve sellers in every state and territory through the platform.

Is Unreserved actually a licensed real estate agency?

Yes. Unreserved Real Estate Pty Ltd (ABN 216 900 52209) is a licensed estate agency. Every campaign on the platform is run under our licence. You get the legal protections of selling through a licensed agency — without the commission.

Pricing & fees

Exactly what you pay, when you pay it, and what’s included.

What does it cost to sell with Unreserved?

Two flat-fee packages:

  • Unreserved — $900. Self-managed with AI assistance. Full portal listing, AI valuation, AI buyer enquiry handling, lead pipeline, contract support.
  • Unreserved Plus — $6,900. Everything in Unreserved, plus a dedicated campaign manager, professional photography, floor plans, video, signboard, premium portal placement, and on-call licensed agent support.

Are there hidden fees?

No. The flat fee covers all platform tools and the standard portal listing. Optional add-ons (professional photography, premium feature placement on a portal, drone or twilight shots) are transparently priced before you commit. You see every line item before you pay.

When do I pay?

Upfront, when your campaign goes live on the portals. There’s no commission at settlement, no trailing fees, and no surprise invoices.

How much will I actually save?

On a $1.5M sale, a traditional 2.3% commission is roughly $34,500 — plus $3,000–$8,000 in marketing. With Unreserved Plus ($6,900), that’s around $30,000 you keep. With Unreserved ($900), closer to $36,000.

Ways to sell

Private sale, online live auction, or reverse auction — pick what fits your timeline.

Can I sell by private sale or auction?

Both. You can run a private sale (offers welcome, negotiate on your terms), an online live auction (real-time bids from any device), or a reverse auction (agents compete on commission, you pick).

The strategy module compares expected days-on-market and final-price spreads under each, against your local comparable ring.

What’s a reverse auction?

Selected agents in your suburb compete to win your listing by submitting their lowest commission rate (and their best campaign strategy). You see every bid side-by-side and pick the agent who offers the best deal — or none of them.

It flips the traditional dynamic: agents pitch you on price, instead of the other way around.

Will my listing appear on realestate.com.au and Domain?

Yes. Both portals, plus Homely, Allhomes, View, and 30+ partner sites. Listings appear within hours of going live.

How do online live auctions actually work?

You set the auction date, reserve price, and bid increment. Pre-registered bidders place real-time bids from any device. The “Reserve Met” indicator shows transparently when bids cross your reserve. Highest bid wins — contract signed digitally.

Property valuation

How the AI valuation tool works, and how to use it.

How does the AI valuation work?

The tool reads every comparable sale within 2km of your address, suburb-level price trends, days-on-market data, and your property’s features (beds, baths, parking, land size, build era). It returns a defensible price band — the same model a buyer’s agent charges $1,800 for.

Is the valuation actually free?

Yes. No sign-up, no email capture, no obligation. Takes around 90 seconds. No agents will call afterwards unless you ask one to.

How accurate is the AI valuation?

It’s calibrated for Australian markets using live sales data — accurate enough to use as a starting point and to defend against an agent who’s lowballed you to win the listing.

For the final price you’ll list at, refine using the comparable-sales view inside the platform, which shows you the exact sold properties the AI used.

Can I get a “real” valuation done as well?

Yes — for refinance, probate or legal purposes you’d commission a sworn valuation from a registered valuer. The AI valuation is for marketing & pricing strategy. We can refer you to independent valuers on request.

AI & buyer enquiries

The AI Inspection Agent and the unified enquiry inbox.

What is the AI Inspection Agent?

A 24/7 AI assistant trained on your property’s documents — floor plan, photos, vendor statement, building & pest report, owners corporation docs. It replies to buyer questions on SMS, email, and voice in under 30 seconds.

It books inspections, sends document links, qualifies serious buyers, and routes anything outside its remit straight to you.

How does it know about my property?

You upload: floor plan, property photos and video, vendor statement (Section 32 in VIC), building & pest report, owners corporation docs, council property certificate, and a short vendor brief. The AI reads them all and uses them as ground truth for every buyer answer.

Will buyers know they’re talking to AI?

Yes. Disclosure is built into every conversation thread. But the responses are conversational, accurate, and instant — buyers vastly prefer it to no reply at all, which is what most agents deliver outside business hours.

What if a buyer wants to actually talk to me?

Easy. The AI hands the conversation to you the moment a buyer asks for a human, makes an offer, or asks a question outside its scope. Anonymous-relay SMS keeps your personal number private until you’re ready to share it.

07 · PROCESS

Process & timing

From sign-up to settlement — what to expect and when.

How long does it take to go live?

Typically 3–5 days from sign-up to your listing appearing on the portals (Unreserved Plus, where photography and signboard are coordinated). Self-managed campaigns can be live in 24 hours if your photography and documents are ready.

Can I switch from a current agent?

Yes — once your existing exclusive agency agreement expires or is properly cancelled in writing. Check the term length and any cooling-off provisions in your existing contract before signing with us. Our team can walk you through it.

What if I change my mind partway through?

No lock-in. You can pause your campaign, withdraw the listing, or change strategy at any time. The flat fee is paid up front and isn’t refunded once your campaign is live, but you keep access to the platform tools for the agreed term.

What happens after my property sells?

Your conveyancer handles the contract, cooling-off, deposit, and settlement. The platform tracks each milestone so you always know what’s next. No commission cheque to sign at settlement — every dollar of sale price (less your conveyancer’s fees) is yours.
