The property
A three bedroom house on 653sqm in Harlaxton, on the northern edge of Toowoomba. Half the shed had been converted into a self contained flat with its own shower, toilet and wood heater.
That conversion is the detail the campaign turned on. Dual living at this price point is rare in Harlaxton, and it is the kind of feature an automated model cannot see because it does not appear in a comparable sale record.

What the valuation said
The owner ran a free AI valuation on 29 May, before speaking to anyone about listing. The automated comparable model returned $540,000 to $720,000. That is a $180,000 spread, wide enough to be useless on its own: an owner pricing off the bottom of it would have gone to market $130,000 light.
The Unreserved layer narrowed it to $615,000 to $715,000 with a midpoint of $665,000, rated high confidence, and named the shed conversion as the reason for adjusting upward.
The listing went live on 2 June at $670,000, $5,000 above that midpoint.

What the campaign did
In its first seven days the listing drew 365 views on realestate.com.au. By the third week it had put 26,502 impressions in front of buyers across both portals.
Seven enquiries came in by email, five of them inside the first fortnight, and the AI phone line connected one buyer call straight through to the owner.
Two offers followed. The property sold at full asking price with no reduction, no price adjustment and no campaign extension. Contracts were signed on 24 June and the sale settled on 8 July.
