AI Recommendation Engine

You are never selling on your own.

Every week, the one thing worth doing next. On your phone, without asking anyone for it.

Running on every Unreserved listing · Included in the flat fee

How it runs

Three things, every single week.

No dashboard to log into. No waiting for someone to call you back. The same loop runs on your campaign whether you ask for it or not.

1

It reads the numbers.

Impressions, buyers notified, views, email enquiries, phone calls, saves, document downloads, inspections, offers and days on market. Pulled straight from realestate.com.au and Domain, not typed up by hand.

2

It holds them against reality.

Your week against the Unreserved sales that actually went through, and against the other homes the same buyers are looking at right now.

3

It tells you what to do.

Two or three plain actions. Each one carries the number that triggered it, so you can argue with it if you disagree.

The signals

Ten numbers, read every week.

A traditional agent tells you it was a quiet week. The engine tells you 46,721 people were shown the listing, 4,204 opened it, and 26 ever made contact.

Four thousand looked. Twenty six got in touch. Closing that gap is the job, and you cannot close a gap nobody has shown you.

The benchmark

On track, or off track.

A number on its own means nothing. 112 days on market only starts to mean something next to the 7 to 26 days it took the campaigns that sold.

Ten measures, each marked green, amber or red against the sales that actually went through. Most weeks almost everything is green, and that is the point: you are told exactly which one or two things are not.

Week 16 · Benchmarks

The competition

What your buyers are also looking at.

The engine pulls the other listings the same buyers are opening on realestate.com.au. If your asking price is above the homes you are being compared against, you find that out in week two, not month four.

Live listings the same audience engaged with during week 16 of a real Unreserved campaign. The engine reads these every week and factors them into what it recommends on price.

The recommendation

Then it tells you what to do.

Not a dashboard. Not a score out of ten. Two or three plain actions, each one carrying the number that caused it.

If the engine cannot back an action with evidence from your own campaign, it does not make one. And when the evidence points at your price, it says so. That is the conversation a commission has always made awkward.

In your pocket

Ask it anything, get the number back.

Jess answers with the figures from your own report, and tells you when the evidence does not support dropping your price.

The report is not a PDF that turns up in your inbox and dies there. It lives in the app, next to your listing, your valuation and every buyer who has raised a hand. Ask it a question at eleven at night and it answers from your campaign, not from a script.

Being straight with you

What it will not do.

It will not invent a number.

If realestate.com.au or Domain has not reported yet, the report says the data is missing. It does not fill the gap with something plausible.

It will not push you down on price.

It only brings up your price when the evidence in your own report supports it, and it shows you that evidence. No commission depends on a quick sale here.

It will not decide for you.

It is your home and your call. The engine exists so that the call is made with the full picture instead of a phone call that says it was quiet.

Sell smarter. Not harder.
