The one real difference between Basic and LiteBasic does not list on realestate.com.au. That is the whole gap, and for most sellers it is the wrong $400 to save, because REA is where the majority of Australian buyers start. Basic makes sense if your buyer pool is local and you know it, or if you have listed on REA separately.

It is worth being blunt, because $6,000 is a real difference and we would rather you spent it deliberately.
Plus does not get you a better listing, more buyers or a higher price by itself. It buys availability, coordination and someone experienced running the negotiation. For a seller who travels for work, has young children, or simply knows they will not answer the phone at 11am, that is worth paying for.
Ben’s insightIf you are choosing Plus because you think it will sell for more, choose the $900 and spend the difference on presentation. If you are choosing it because you genuinely will not be available, choose Plus and do not feel bad about it.
Either way it remains a fixed fee. Selling costs on a $700,000 sale commonly run to around $24,250 once commission and marketing are counted. Plus is $6,900 whether your property sells for $600,000 or $1.6 million.
How to choose

Worth seeing side by side, because the interesting comparison is not $900 against $6,900. It is either of them against a percentage.

Agent figures on the same basis as our savings calculator: commission plus marketing at roughly 3.5 per cent. Both our tiers are fixed, so the gap widens as the price rises.
At $1.5 million, Plus costs about 13 per cent of what a traditional campaign commonly costs, while still giving you a licensed manager running the sale. That is the case for Plus, and it is a stronger one than the case against the $900.
What Plus does not buy
- Not a better listing. Identical portals, identical prominence. A buyer cannot tell which tier you are on.
- Not more buyers. Reach is the same. What changes is how quickly and how well the enquiries get handled.
- Not a guaranteed price. No fee structure can promise that.
- Not a conveyancer. Your legal representative still does the legal work on both tiers.
If you are choosing Plus expecting a higher sale price, you are buying it for the wrong reason. Buy it because you will not be there to answer the phone.

What is the difference between Unreserved and Unreserved Plus?
Unreserved is $900 and you run the sale with our tools and support. Plus is $6,900 and a licensed campaign manager runs it for you: photography, copy, pricing, buyer call-backs, qualifying, negotiation and settlement. On both tiers you open the door at your own open homes, which is the one job nobody should be charging you for.
