Reading their own descriptions, the ladder is built on physical marketing. That is not a criticism, it is simply what the money is for.
Ben’s insightA photo signboard and a professional photographer are genuine costs and genuinely useful. The question is whether you would rather pay $1,095 more for those than arrange them yourself, which for many sellers is a reasonable trade either way.
Compare the package, not the brandWith three tiers, the brand-level comparison is meaningless. The only figure that matters is what your chosen package includes.
What none of the three tiers include
Line the three packages up and the ladder runs from a sign to a bigger sign to a photographer. Genuinely useful, and worth paying for if you would rather not organise them. But notice where all three stop: a buyer sees the listing, likes it, and enquires. From that moment the work is yours on every tier.
That is the part we built. Not a nicer signboard, but the machinery that runs after the sign has done its job.
- The enquiry gets answered. The AI Inspection Agent replies in under thirty seconds, day or night, using your floor plan and Section 32 rather than a generic script. Not a tier upgrade, it is in the $900.
- The inspection gets booked. It offers a time, holds the slot and texts the confirmation. You wake up to a diary, not a voicemail.
- The buyers get tracked. Every channel into one inbox, pre-approval flags and serious-buyer scores, followed through to offer and signed contract.

The gap between yes and signed
Here is the part nobody markets, because it only bites once. A buyer says yes on a Saturday afternoon. What happens next on a listing-only product is that everybody waits: you ring your conveyancer on Monday, documents get drafted, emailed, printed, signed, scanned and sent back. Three or four days pass with nothing binding anyone to anything.
Buyers cool off in that gap. They keep looking through the weekend, they see something else, or the enthusiasm they had standing in your kitchen simply drains away. It is one of the most common ways a private sale falls over, and it has nothing to do with price.

This does not replace your conveyancerYou still need a licensed conveyancer or solicitor for the contract of sale and the vendor statement, and we would not suggest otherwise. What changes is the waiting: the paperwork is prepared and executed inside one flow instead of a chain of attachments, so the deal is locked while the buyer still wants it.
Ben’s insightI have watched more sales die in that gap than at the negotiating table. A buyer who has said yes is at their most committed in the following hour, and every day after that the commitment gets weaker. Shortening the distance between the handshake and the signature is worth more than most of what gets sold as marketing.
The part that tells you what to fix
None of this matters in week one, when the enquiries are arriving. It matters in week three, when they have stopped and you are guessing at why.
Every campaign throws off signals: how many people enquired, how many booked an inspection, how many actually turned up, how many rang, how many offered. On their own those numbers are just numbers. What makes them useful is knowing what they looked like on campaigns that went on to sell.
That is what our recommendation engine does. It reads your campaign’s signals week by week, compares them against successful campaigns, and tells you which part of the funnel is actually broken and what to do about it.
The diagnosis matters because the fix is different at every stage. Plenty of views and no enquiries is usually the photos or the price guide. Plenty of enquiries and no inspections is the availability or the follow-up. Full inspections and no offers is a pricing conversation, and that is the only one of the three where dropping the price is the answer.
- Signals, not vanity metrics. Enquiries, inspection bookings, attendance, phone calls and offers, tracked separately rather than rolled into one number.
- Benchmarked against sales. Your week measured against campaigns that finished, not against an average that includes everything that failed.
- Two or three specific moves. Refresh the hero photo, add a floor plan, revisit the positioning, change the inspection times.
- Never just drop the price. Price is one lever of several, and it is the one that costs you money. It gets recommended when the evidence says so and not before.
Ben’s insightEvery agent in the country has the same script when a campaign goes quiet in week three, and it is to condition you on price. Sometimes they are right. But price is the only lever most of them can pull quickly, so it gets pulled whether or not it is the problem. A campaign with strong inspection numbers and no offers has a price problem. A campaign nobody is enquiring on has a photo problem, and dropping fifty thousand dollars will not fix a bad hero shot.

- Basic is the cheapest way onto a major portal. $500, Domain only. If your buyers are local and you are comfortable without realestate.com.au, it is the sharpest price in this whole category.
- Lite is the one everybody compares. $900, both major portals, the full toolkit. Most sellers should be on this.
- Plus is the one that removes the work. $2,000 up front and $4,900 only if it sells, so the larger half is contingent on the result. A licensed campaign manager runs photography, copy, pricing, buyer follow-up and negotiation. You still open the door at your own open homes.
Ben’s insightThe reason Plus is split $2,000 and $4,900 rather than charged up front is that we think the bigger number should depend on the outcome. It is still a flat fee: it does not rise with your sale price the way a percentage does, so on a $1.2 million sale it is $6,900 against roughly $30,000 in commission.

What the upgrades would cost you separately
The honest way to judge a tier is to price its contents yourself. buyMyplace’s Ultimate is $1,150 above their Essentials, and the headline additions are professional photography, a photo signboard and an open home sign.
Professional real estate photography is commonly a few hundred dollars depending on the market and the size of the property, and a photo signboard is a similar order. Arranged separately, the components of that upgrade land in broadly the same range as the upgrade itself.
Ben’s insightSo the tier is not obviously overpriced, and we are not going to pretend it is. What you are really deciding is whether you want those things bundled and organised, or whether you would rather choose your own photographer and spend the difference elsewhere.
Price the contents, not the tierBefore paying for any upgrade on any platform, get one quote for the photography and one for the signboard in your own suburb. It takes ten minutes and it turns a marketing decision into an arithmetic one.
What neither of us does
- Neither opens your front door. You do, at both, and at our $6,900 Plus tier too. What Plus adds is the campaign around it: promotion, bookings, every buyer call-back, qualifying and the negotiation. buyMyplace has no equivalent rung at any tier.
- Neither takes commission. That is the shared premise of the category and the reason either is worth considering over a traditional agency.
- Neither replaces a conveyancer. Contracts and settlement sit with your legal representative.

What is the difference between buyMyplace’s packages?
By their own description, Enhanced adds a larger sign plus flyers and Facebook promotion, and Ultimate adds professional photography, a photo sign and an open home sign. The portal listing itself is common to all three.
Is buyMyplace or Unreserved cheaper?
Their entry package at $845 is $55 cheaper than our $900. Their Enhanced at $945 is $45 more, and Ultimate at $1,995 is more than double. Compare what is included rather than the headline, because the tiers differ mainly on signage and photography.

That is the question a listing package cannot answer. Unreserved reads your campaign signals every week — enquiries, inspection bookings, phone calls and offers — benchmarks them against campaigns that sold, and tells you which stage of the funnel is failing and what to change. Views but no enquiries is usually the photos. Inspections but no offers is a pricing conversation. The fix is different each time.
Is buyMyplace just advertising?
Their packages are built around getting your property seen: portal listings, signboards, flyers, photography. That is a real service and the portal listing is the same one we place. What none of their tiers include is the work after a buyer enquires. That is the distinction worth understanding before you compare the headline prices.
Does buyMyplace offer auctions?
No. Auction and reverse auction are not part of the buyMyplace offering at any tier. Both are included with Unreserved.
