THE SHORT VERSION

An agent’s job, without an agent’s percentage.

A traditional agent charges 2% to 3% of your sale price. On a $1.2M home at a conservative 2.1%, that is $25,200, before the marketing bill.

Unreserved is licensed in VIC, NSW, QLD, SA and WA. Our platform does the admin an agency pays people to do: the valuation, the listing, enquiries, inspection bookings and offers. Licensed agents handle the parts that need judgement. That is how the fee stays flat, whatever your home sells for.

Unreserved Plus: a licensed campaign manager runs your sale end to end. $6,900 flat, $2,000 up front and $4,900 only once it sells.
Unreserved Lite: you run the sale with the same tools and portals. $900 up front.

WHO DOES WHAT

Pick how much
you hand over.

Same platform, same portals, same flat-fee model. The difference is who does the work between listing and contract. On both plans, you open the door for inspections. You are already home, and it is the part of an agent’s job that costs the most and needs the least.

How Lite worksHow Plus works

THE PROCESS

Five steps from valuation to sold.

The same five steps on both plans. Where Plus and Lite differ, we say so.

01

Get your valuation

Start with a free valuation so you price from evidence, not guesswork.

What happens

Our AI valuation reads recent comparable sales near your home and returns a price band you can defend.

What you do

Enter your address and review the range. On Plus, your campaign manager then runs a pricing session with you.

Typical timing

About 60 seconds for the estimate. A day or two to settle on a price.

02

Build your listing

Create a listing that looks like every other quality campaign buyers see online.

What happens

On Plus, your manager writes the copy and builds the listing. On Lite, the listing builder walks you through it, with AI-assisted copy. Photography, video and floor plans are optional upgrades, from $215.

What you do

Supply the details about your home and approve the final listing before anything goes live.

Typical timing

Usually a few days, depending on when photography is booked.

03

Choose your selling strategy

Private sale, online auction or Bid-Smart. The choice is yours.

What happens

Sell by private treaty, run an online live auction, or use Bid-Smart, where the price starts above your reserve and steps down in the open until the first buyer commits.

What you do

Pick the path that suits your home and your timeline. On Plus, your manager recommends one from the buyer data.

Typical timing

A short planning conversation, usually wrapped up in a day.

04

Launch across portals

Go live where buyers are already looking.

What happens

Your home goes live on realestate.com.au and Domain under our licence. Buyers verify their identity through Stripe before they bid or transact.

What you do

Share your listing and get the home ready for its first inspection.

Typical timing

Live within the timeframe you set when your listing is approved.

05

Buyers, offers and the contract

Every enquiry, inspection and offer in one place, through to a signed contract.

What happens

The 24/7 AI Inspection Agent answers buyer questions and books inspections. Enquiries from every portal land in one inbox. On Plus, your manager follows up every buyer and runs the negotiation.

What you do

Open the door at inspections, weigh every offer in full and sign online when you accept. Your conveyancer prepares the contract documents.

Typical timing

Runs across your campaign until you go under contract.

AN EXAMPLE CAMPAIGN

What a campaign looks like, on screen.

These are the screens sellers and buyers actually use. The timing is an illustrative example, not a guarantee. Every sale moves at its own pace.

  1. Real screen
    Day 0

    Free valuation

Your price band in about 60 seconds. On Plus, a pricing session with your manager follows.

  2. A photographer shooting a home for its listing
    Days 1-5

    Listing built

Photos, floor plan and copy come together. You approve the listing before it goes live.

  3. Real screen
    Day 6

    Live on the portals

Your home goes live on realestate.com.au and Domain, and every enquiry lands in one inbox.

  4. Buyers walking through an open home
    Days 7-20

    Inspections and enquiries

You open the door. Bookings, attendees and buyer feedback are tracked, with a weekly AI campaign report.

  5. Real screen
    Days 21-28

    Offers and negotiation

Buyers make offers online and you see each one in full. On Plus, your manager runs the negotiation.

  6. An Unreserved For Sale board with a SOLD sticker
    Contract

    Signed and sold

You accept the right offer and sign the contract online. Your conveyancer takes it to settlement.

Illustrative only. Timing depends on your market, your home and the strategy you choose.

REAL RESULTS

Two real sales. One on each plan.

The timeline above is an example. These are not. One owner handed the campaign to us. The other ran it themselves. Both kept the commission.

One flat fee

COMMON QUESTIONS

The questions sellers ask first.

What is the difference between Plus and Lite?

Both are flat-fee and both use the full Unreserved platform: AI valuation, realestate.com.au and Domain, the 24/7 AI Inspection Agent and online auction tools. Lite ($900) is self-run, so you manage the campaign. Plus ($6,900) adds a dedicated, licensed campaign manager who writes the copy, sets the pricing strategy, follows up every buyer, runs the negotiation and stays with you to settlement.

Do I have to run my own open homes?

Yes, on both plans. You open the door, welcome the buyers who turn up and tick them off a list on your phone. On Plus, we promote the open home, take the bookings and follow up every buyer afterwards. It is roughly half an hour on a Saturday, and it is a big part of why the fee is flat.

Who speaks with buyers?

On Plus, your campaign manager handles every buyer call-back and follow-up. On Lite, you do, with the AI Inspection Agent answering buyer questions and booking inspections around the clock. On both, every enquiry lands in one inbox.

Can I sell my own home without an agent?

Yes. Selling your own home is legal across Australia, and that is what Lite is for. Unreserved is still a licensed agency behind the scenes, which is how your listing appears on realestate.com.au and Domain.

Can I choose private sale or auction?

Yes. Sell by private treaty, run an online live auction, or use Bid-Smart, where the price starts above your reserve and steps down in the open until the first buyer commits. On Plus, your manager recommends the path from your buyer data.

Who prepares the contract?

Your conveyancer or solicitor prepares the contract and the disclosure documents your state requires, such as a Section 32 in Victoria. You upload them to Unreserved, and the AI Inspection Agent can then answer buyer questions from them. The conveyancer’s fee is separate from the Unreserved fee.

How and when do I pay?

One flat fee, never a percentage. Lite is $900, paid up front when you list. Plus is $6,900: $2,000 up front and $4,900 on a successful sale. See pricing for the full breakdown.

Is there a lock-in contract?

No. A traditional agency usually ties you in for 60 to 90 days. Unreserved has no lock-in on either plan.

Is this available across Australia?

Lite is available to homeowners across Australia. Our licensed team works in VIC, NSW, QLD, SA and WA.

Start with your valuation, then pick your plan.

No obligation. See what your home is worth, what commission would cost you, and whether Plus or Lite fits your sale.
