WHY THIS MATTERS

The first weekend is the whole campaign.

Most homes draw their biggest wave of buyer interest in the first 7 days online. Price it wrong, photograph it badly, or stall on the paperwork, and you spend the next month chasing buyers who already crossed you off.

Run the four phases below over 30 days and you go live ready. No scramble, no surprises.

THE 30-DAY PLAN

Four phases. List with confidence.

Phase 01 · Days 1 – 7 · Strategy

Decide the why, the when, and the how much.

Before you touch a paintbrush, lock in your strategy. Confirm your selling timeline, run an AI valuation, choose your sales method (private treaty, auction, or reverse auction), and set a non-negotiable walk-away price.

PHASE 1 TASKS

  • ✓ Run a free AI valuation
  • ✓ Set your timeline (settlement target)
  • ✓ Choose your sales method
  • ✓ Lock in your walk-away price
Reviewing a property sale contract and vendor statement documents at a home office desk

PHASE 2 TASKS

  • ✓ Order Section 32 vendor statement
  • ✓ Engage a conveyancer
  • ✓ Confirm body corp / OC fees (if applicable)
  • ✓ Sort out council and rates statements

Phase 02 · Days 7 – 14 · Paperwork

Lock in the legals. Quietly.

Vendor disclosure documents (Section 32 in VIC, equivalents elsewhere) take 7–14 days to assemble. Get this running early so it’s not the bottleneck the day you want to go live. Engage a conveyancer, gather rates and OC certificates, confirm any easements or restrictions on title.

Phase 03 · Days 14 – 21 · Presentation

Make the home market-ready.

Declutter every room. Repaint scuffed walls. Refresh the front entry. Style the kitchen, master bedroom, and main living area, because these are the rooms that win clicks online. Book professional photography, drone shots, and a floorplan. On Unreserved Plus, all of this is included.

  • ✓ Declutter and minor repairs
  • ✓ Style key rooms (kitchen, master, living)
  • ✓ Book photography, drone & floorplan
  • ✓ Refresh garden and front entry

PHASE 4 TASKS

  • ✓ Approve listing copy & price guide
  • ✓ Confirm portal placements
  • ✓ Schedule first open inspection
  • ✓ Brief the AI inspection agent

Phase 04 · Days 21 – 30 · Launch

Go live. Win the first weekend.

Approve the listing copy, lock in the price guide, confirm placement on Domain, realestate.com.au, Homely, and View. Schedule the first open inspection for a Saturday 10am – 11am, brief the AI inspection agent on the property’s specifics, and prepare to handle enquiries.

THE PAYOFF

A prepared listing wins its first weekend.

Nail the price, the presentation, and the paperwork before you go live, and you negotiate from strength, carry less holding cost, and pull more buyers into competition. Preparation is the campaign.
