Flat Fee Real Estate Agents in Melbourne
A typical Melbourne real estate agent charges around 2.35% of your sale price in commission. On the median Melbourne house, that comes to about $22,900, and marketing is usually extra.
Unreserved charges one flat fee. A licensed agent manages your campaign, lists your home on realestate.com.au and Domain, follows up every buyer and negotiates your sale through to settlement. The fee stays the same whether your home sells for $900,000 or $2.5 million.
A fully managed sale costs $6,900, and $4,900 of that is only payable once your home sells. You open the door for inspections, and there’s no lock-in contract.

Auctions are a mainstream way to sell in Melbourne, so Victoria’s auction and underquoting rules shape most campaigns here. Four of them decide how your sale is set up.
- Section 32 before anyone signs. A conveyancer or lawyer prepares your Section 32 vendor statement and the contract of sale. No buyer can sign until they have the Section 32 in hand.
- Property Price Statement from 1 October 2026. It replaces the Statement of Information. Unreserved is a licensed agency, so it applies to every Melbourne listing we run, Lite and Plus.
- The reserve goes public 7 days out. For an auction or fixed-date sale, the reserve is published a week before the sale. Your guide and your reserve need to agree from day one, which is why we set the range from recent sales near you, not from a number that wins the listing.
- Cooling-off depends on how you sell. Private sale buyers get 3 business days to change their mind. At auction there is no cooling-off.

Commission pays for shopfronts, prospecting teams and salespeople. Unreserved puts licensed agents on the work that sets your price, and lets technology handle the rest.
You keep more of your sale
With Plus, you pay one fixed fee for the full sales campaign. No percentage-based commission cutting deeper as your sale price goes up.
Agent service where it matters most
Your pricing strategy, buyer follow-up, negotiation and sale management are handled by licensed agents. That is where the result is won or lost.
Less fluff. Same serious sale process.
You open the door for inspections. We manage the campaign, enquiries, buyer communication and negotiations, so you are not paying commission for tasks that do not justify 2–3%.
