The property
A single level, three bedroom brick house on 420sqm in Iluka, the river town at the mouth of the Clarence. Double garage and a covered back patio.
It first went to market in April with a traditional agency, and it did not sell. By July the owners were looking at a listing buyers had already scrolled past, and an agency agreement with nothing to show for it.

Starting again
In July they relisted with Unreserved Lite. That meant a fresh launch on realestate.com.au and Domain, new listing copy, and a price set from recent Iluka sales rather than from the original campaign.
It relaunched at $840,000 on 14 July. In mid August, with the market feedback in, the owners moved to a price guide of $825,000 to $850,000.
What the campaign did
Every buyer call went to the Unreserved AI phone line, which answered, matched the caller to the property and put them straight through to the owners. Two genuine buyers came through that way, on 30 July and 7 August.
One of them had looked at the house during the earlier campaign. Relaunching did not just find new buyers. It brought a previous one back.
Contracts were signed on 3 September, 51 days after the relaunch, and the sale went unconditional on 11 September.

What it cost
The owners paid $900, flat. A commission at a typical New South Wales selling rate would have been more than ten times that. The sale price is not published here at the owners’ request, so the exact difference is not shown.
Key takeaways
- A house that had not sold with a traditional agency went under contract 51 days after relaunching.
- The AI phone line connected two genuine buyers directly to the owners, one of them a buyer from the first campaign.
- The owners paid $900 in total, with no commission.
- If your listing has gone stale, check when your agency agreement ends and how long the agent can still claim commission after it.
How the days are counted: on this sale we do not hold the date the offer was agreed, so the 51 days run from the relaunch going live on 14 July to contracts being signed on 3 September. The sale went unconditional on 11 September. The other case studies count to the agreed offer, which is earlier, so this figure is the conservative one.
