Flat Fee Real Estate Agents in Sydney

A typical Sydney real estate agent charges around 2.35% of your sale price in commission. On the median Sydney house, that comes to about $37,600, and marketing is usually extra.

Unreserved charges one flat fee. A licensed agent manages your campaign, lists your home on realestate.com.au and Domain, follows up every buyer and negotiates your sale through to settlement. The fee stays the same whether your home sells for $900,000 or $2.5 million.

A fully managed sale costs $6,900, and $4,900 of that is only payable once your home sells. You open the door for inspections, and there’s no lock-in contract.

How it works

The model that gets the result without taking 2–3%.

Commission pays for shopfronts, prospecting teams and salespeople. Unreserved puts licensed agents on the work that sets your price, and lets technology handle the rest.

$6,900One flat fee. Not 2–3% commission.

You keep more of your sale

With Plus, you pay one fixed fee for the full sales campaign. No percentage-based commission cutting deeper as your sale price goes up.

Licensed agentsThe work that drives your price still gets done.

Agent service where it matters most

Your pricing strategy, buyer follow-up, negotiation and sale management are handled by licensed agents. That is where the result is won or lost.

You only handle the opensThe low-value overhead is stripped out.

Less fluff. Same serious sale process.

You open the door for inspections. We manage the campaign, enquiries, buyer communication and negotiations, so you are not paying commission for tasks that do not justify 2–3%.

Choosing an agent

Five things to compare before you sign with a Sydney agency

Agency pitches lead with the price they think they can get. These terms decide what you walk away with.

With Unreserved: one flat fee, no lock-in, and licensed agents on your negotiation.

  1. The commission rate

Get it in writing as a percentage and as a dollar figure at your expected price.

Ask“What is that as a dollar figure at my price?”

  2. Marketing fees

Find out what the package costs, what it buys, and whether you pay it if the home doesn’t sell.

Ask“Do I still pay for marketing if it doesn’t sell?”

  3. The lock-in period

Sole agency agreements often run 60 to 90 days. Check for fees that apply after it ends.

Ask“How long is the sole agency period, and what applies after?”

  4. Who does the work

Find out who runs inspections, follows up buyers and negotiates. It is not always the agent who pitched.

Ask“Who will run my inspections and negotiate my offers?”

  5. How the price is set

Ask to see the comparable sales behind the quote. If they can’t show the sales, question the number.

Ask“Which recent sales support this price?”

Is Unreserved a real estate agency in Sydney?

No. Both packages have no lock-in. You can pause or withdraw anytime.

Who handles buyers after the inspection?

On Plus, your campaign manager follows up every buyer, qualifies the serious ones and brings you the offers. On Lite, you do, with licensed agents on call when you want help.
